Primary Duties and Responsibilities
A Maintenance Supervisor 2 supervises and provides technical direction to a facility's maintenance crew consisting of skilled and semiskilled tradesmen in the building, mechanical and electrical trades performing building maintenance, repairs, construction, and installation activities. o Review maintenance requests, and as required visits the project site to confirm the nature and extent of maintenance requested and to determine such information as dimensions and the materials, equipment and labor required to complete the project. o Supervise the preparation of sketches, plans, estimates of material and labor needs and costs, and work schedules. o Plan and direct renovation and construction projects. o Supervise the implementation and enforces the preventive maintenance program. o Work closely with the Business Office to develop maintenance contracts. o Supervise maintenance staffing involved in a project to achieve proper coordination and scheduling of work to be performed to ensure the effective use of labor and material and that the project will be completed on schedule. o Develop training programs for staff by determining training needs based on observation of work performance. o Implement and enforce safety procedures and standards for all facility maintenance operations. o Inspect work performed by outside contractors to insure conformance to project plans and specifications. o Periodically prepare standard written evaluations of work performance of subordinate employees. o Inspects properties on a regular basis and as assigned to determine maintenance needs based on findings. o Assist in the preparation of the annual operating budget by recommending the budget requirements for the facility's maintenance programs including staffing, materials and operational needs. o Supervise the clerical activities related to the centralized maintenance program to ensure that work orders are properly and accurately prepared, that records and reports are maintained and filed, and reviews completed work requests to determine if time standards and job estimates were met. o Supervise the Utilizing a computerized work order system, assigns job tasks to maintenance staff, prepares, and maintains records of work performed and completed and accounts for labor and material used. o Require daily travel within the district. o May require some travel within NY State to assist other districts with special projects. o Candidate will be trained in the operation and maintenance procedures as related to Asbestos Containing Materials. PREFERRED REQUIREMENTS:
o Obtain NYS uniform Building Code certification within one year of appointment. o Working knowledge of Microsoft Word and Excel programs and other related computerized programs. o Working knowledge of the principles of supervision. o Working knowledge of applicable agency standards and of appropriate building and construction code regulations. o Working knowledge of safety policies as they relate to agency. o Ability to train and supervise others. o Ability to use the tools, machines, equipment and the materials of the mechanical, electrical and/or building trades. o Ability to read and interpret plans, diagrams, architectural blueprints and specifications. o Valid NYS driver's license.

Salary Range:
From $57984 to $73813 Annually

Must be in title or on the Civil Service eligible list for this location or be eligible for transfer under Section 70.1 or 52.6 in a designated title determined by the New York State Department of Civil Service. PROVISIONAL
Qualifications:
Qualified employee of New York State and have had one year permanent competitive, non-competitive, or 55-b/55-c service as:
Either A. a Maintenance Supervisor 1, Maintenance Supervisor 1 (Building), Maintenance Supervisor 1 (Electronic Equipment), Maintenance Supervisor 1 (Fish Hatchery), Maintenance Supervisor 1 (Motor Equipment), Maintenance Supervisor 1 (Toll Equipment), Park Supervisor 2, Plant Utilities Engineer 1, Plant Utilities Engineer 2, Public Buildings Manager 1, Sign Shop Supervisor 1, Supervising Carpenter, Supervising Electrician, Supervising Mason and Plasterer, Supervising Painter, Supervising Plumber and Steamfitter, Supervisor General Services Grounds Operations and Horticulture 1, or Supervisor Marine Equipment Repair; Or B. a Carpenter, Electrician, Electronic Equipment Mechanic, General Mechanic, General Mechanic Trades Training Program, Grounds Construction Supervisor, Head Grounds Supervisor, Head Janitor, Locksmith, Machinist, Mason and Plasterer, Motor Equipment Mechanic, Painter, Park Sanitation Superintendent, Park Supervisor 1, Plumber and Steamfitter, Plumber and Steamfitter Trades Training Program, Refrigeration Mechanic, Roofer and Tinsmith, Senior Filter Plant Operator, Supervisor Grounds, Vocational Instructor (all levels), Wastewater Treatment Plant Operator 3, Welder, Bridge Repair Mechanic, Sheet Metal Worker, Upholsterer, Sign Painter, Automotive Body Mechanic, Laboratory Mechanician, or Correctional Industries Installation and Repair Technician. For all qualified individuals, candidates must have two years' experience supervising other workers in any of the areas listed below:
Either 1. Maintenance and operation of a physical plant; Or 2. Building construction; Or 3. Building renovation and/or repair projects.Estimated Salary: $20 to $28 per hour based on qualifications.
